Sellers today often choose between three main options: digital staging, physical (traditional) staging, or leaving the property vacant. Each has its pros and cons, depending on your goals and budget.

Physical staging, where furniture and styling are installed, creates an emotional connection that’s hard to replicate.

Buyers can imagine themselves living in the home, and it leaves a strong impression during open homes.

While it does come with higher costs and some logistics, it often results in a higher return on investment.

Digital staging is a more affordable alternative. Photos of empty rooms are virtually furnished to make online listings more appealing. It’s great for digital campaigns and for out-of-town buyers.

When presented well, a vacant home can feel move-in ready with its clear lines, open flow, and fresh presentation.

If you’re doing it yourself, presentation still matters. A fresh, tidy home looks bigger, brighter and more appealing.
