A Bellbird Park development site has sold for $2.168 million after a fierce 20-way bidding war, highlighting growing demand for development-ready land in Ipswich’s booming eastern growth corridor.
The 4128sqm site at 31-33 Verran St attracted 20 written offers, with three separate buyers bidding above the $2 million mark before a Brisbane-based private developer secured the property.
RWC Special Projects agent Christopher Czernik-Wojcicki said the competition reflected strong demand for sites that are ready to build on.
“The site is free of the usual town planning complications, and it slopes gently toward the street, which makes connecting sewage and essential services straightforward,” he said.
“With construction costs elevated, land this easy to build on is scarce in an area where unconstrained plots are already in short supply.”
Under Ipswich’s 2025 Planning Scheme, the land is zoned to accommodate between 20 and 40 dwellings per hectare, allowing for townhouses, terraces or a small-lot residential subdivision.
The sale comes as developers increasingly look beyond Brisbane in search of more affordable land, with Ipswich continuing to attract strong interest because of its relative affordability and rapid population growth.
RWC Special Projects agent James Hanley said the buyer pool was broad.
“The interest wasn’t limited to one type of buyer. We had local builders, institutional developers, land bankers and syndicates all competing for the same site.”
Located about 50 minutes from Brisbane’s CBD, the Bellbird Park property is close to the Springfield Central commercial and health precinct and within easy reach of schools, childcare centres and Redbank Plains Shopping Centre.
The result is the latest sign that Ipswich’s eastern suburbs remain a hotspot for residential development, with demand continuing to outstrip the supply of unconstrained, development-ready land.
