Its necessity stems from the need to coordinate the management and maintenance of shared spaces and facilities, ensuring the smooth functioning and upkeep of the entire property. Without a Body Corporate, there would likely be chaos in managing common areas, resolving disputes, and ensuring compliance with regulations and bylaws.

The primary purpose of a Body Corporate is to administer the common areas and facilities on behalf of all unit owners.
