Highland Walloon proves affordable option for buyers

WALLOON is fast emerging as one of South East Queensland’s most desirable addresses, with the latest stage of a new master planned community selling out almost as soon as it hit the market.

Highland Walloon has recorded extraordinary demand, with 75 per cent of its second land release – around 40 homesites – sold in less than 24 hours. Since launching just three months ago, developer Lennium Group has secured more than 130 sales, underscoring the appetite for affordable homes in the Ipswich region.

Among the newest buyers are Becky and Darcy Clark, a young Ipswich couple who once feared home ownership was beyond their reach.

“We honestly never thought we would be able to afford our own house, but at Highland Walloon it is definitely possible,” Ms Clark said.

Currently renting in Raceview, the Clarks said they were drawn to the balance Highland Walloon offered.

“We love how it has so much open space and a rural, countryside feel, and yet is so close to the city,” Ms Clark said.

“It’s lovely to have the best of both worlds.”

Construction of the development is already well advanced, with associated road upgrades underway and the first settlements scheduled for early 2026.

Lennium Development Manager Ian Worthington said the rapid sales reflected strong demand from first-home buyers and families priced out of nearby markets.

“When around 40 homes are sold in a single day, it shows just how hungry buyers are for quality, affordable home options – and Highland Walloon is at the top of this list,” he said.

The sales surge coincides with the Federal Government’s announcement that its landmark First Homebuyer Guarantee Scheme would begin on October 1 – three months earlier than scheduled – further fuelling demand in emerging growth areas such as Ipswich.

When complete, Highland Walloon will deliver around 900 new homes, designed to combine modern living with the natural charm of the surrounding landscape.

State Member for Ipswich West Wendy Bourne welcomed the progress but stressed that growth must be managed carefully.

“We are in the midst of a housing crisis, and it’s great to see homes being built,” she said.

“Ipswich is one of Queensland’s fastest-growing regions, but development must be done thoughtfully. We need to listen to communities and factor in real-world impacts, not just what fits neatly into a planning code.”

Mr Worthington said the project’s mix of larger land sizes, rural character, and proximity to Ipswich CBD made it a standout.

“Highland Walloon is an incredible opportunity for buyers seeking affordability with the benefits of a modern, master planned community,” he said.
